YourLandAgency offer a full range of Development and Consultancy services and its main operations being in Essex, Suffolk and London. We offer Consultancy and advisory services to aspiring Developers, Land owners and Home Builders on a range of development projects.

If you are considering buying a Plot of Land to obtain Planning approval for a home/s or a development project and need advice from an experienced professional, prior to acquisition - please get in touch. Acquiring the wrong site can be an expensive and risky investment, which make it vital to have the correct information and guidance from the outset. 

During the one hour consultation process we can discuss the plot in further detail, identify potential planning policy challenges, outline budget and timelines and suitability of the site for Development purposes. This will give a broader indication of the likelihood of obtaining planning approval on the site. The fee for the Consultation is £145 per hour (including VAT), is payable at the time of booking, and is non-refundable once booked. 

For best suitability from the Consultation, please ensure the following are relevant to your situation: 

1. The Plot of land or Property is located in England (preferably in Suffolk, Essex or London where are main areas of business are).
2. That the proposal is for new dwellings (not small extensions and small scale property improvements such as loft conversions).
3. You aren't already in discussions with other Consultants. 
4. Consultations between us remain strictly private and confidential.  


What to expect from our Online Consultation Appointment:

1. The main purpose of the Consultation is to establish whether the site is suitable for future Development purposes and discuss any likely issues with the site (planning policy wise). 
2. To establish if the project is commercially viable.
3. Discuss your ideas for the site, potential alternatives, and how to make best use of the Land / Property. 
4. More general discussions on Professionals you are working with and the best next steps moving forward. 
5. The Consultation shall be conducted online via Zoom. 
6. After the Consultation is booked, I will email you for further details on the Land Plot / Property. Ideally, you will send the full postal address, Title Number (if known), and further details about your planned proposal for the site and budget requirements and expectations. 

Kindly note that no Architectural Drawings or measured specifications will be provided as part of the Consultation, which is purely an initial general Consultation. 

7. After the Consultation, a Breakdown / Summary of the discussion will be provided - which is for guidance purposes only.
